<p><span style="font-size:9pt;font-family:Arial;"></span><span style="font-size:9pt;font-family:Arial;">The general rule of thumb is to never have any wires just hanging around, either in the ceiling or the walls. All wires should be stapled to the wall studs (or equivelant) as well as secured into a j-box (junction box) with fixed entry points. Also, they should be properly wire nutted inside the j-box and a cover should be in place. The j-box MUST be easily accessable and therefore must be in visable sight, just like a wall switch or duplex (socket).</span><span style="font-size:9pt;font-family:Arial;"> </span><span style="font-size:9pt;font-family:Arial;"> </span><span style="font-size:9pt;font-family:Arial;"><span style="font-size:9pt;font-family:Arial;">I would discuss this with a person in the electrical department of a home improvement store, or call your local building department and get some advice. A lot of fires start from faulty wires and installations made by people who just don&#8217;t know the proper way to do the job. Understand that you will have a lot of things torn open; removing the flooring, the sink cabinet, etc. Wouldn&#8217;t it be easier to do it all at once instead of possibly damaging your new floor or sink cabinet while trying to remove the old tub surround later? Also think about the mess, two messes instead of one. Not to mention your tools and all the materials, you will basically be doing things twice. If you are hiring someone, it could cost you a lot more to have them come back.</span><span style="font-size:9pt;font-family:Arial;"> </span></p>

			<content:encoded><![CDATA[<p><span style="font-size:9pt;font-family:Arial;">Painting whole house?</span><span style="font-size:9pt;font-family:Arial;"> </span><span style="font-size:9pt;font-family:Arial;"></span><span style="font-size:9pt;font-family:Arial;">Painting&#8230;.is the easiest and cheapest way of creating a better living space and protecting ourselves and our home&#8230;..it also seems to be the most misunderstood function a homeowner can take on. Some basic rules of thumb to make the job easier for inside or outside painting are;</span></p>
<p><span style="font-size:9pt;font-family:Arial;"></span><span style="font-size:9pt;font-family:Arial;">1)When estimating amount of paint needed, measure the walls length and height, multiply them and get the total square footage. For instance, if the wall height is 7.5 feet, always round up for ease of math to 8 and if the wall is 10 feet long, that’s 80 square feet. Now if the room has four equal walls, that’s an easy equation, just take 80 x 4 and forget the windows and door ways, just keep it simple and multiply to get the total square footage of the walls, and in this case it’s 320 sf. If the ceiling is to be painted, measure the wall length on the short and long walls. A 15 by 20 room would be 300 sf, a 10 x 10 room would be 100 square feet. So, a 10 x10 room with 8 foot high walls would equal 320 sf of wall surface and 100 sf of ceiling, that’s a total of 420 square feet of surface to paint. Each paint manufacturer lists on the can how many square feet of coverage you can expect per gallon. Using that information and the fact that no matter how you paint, you’ll always need two coats, then you will need two gallons for the 10 x 10 room in the example.<br />
</span><span style="font-size:9pt;font-family:Arial;">2)When painting against moldings or door and window trim, tape the joint with blue tape. Make sure to burnish the tape so it sticks well. Do this to the entire area you have taped. Then, using some acrylic/latex caulking, put a thin bead on the edge of the tape where it meets the trim. Smooth it out ensuring good coverage and let it dry, usually for a bout 2 hours. Once it is dry, paint the edge covering the tape and the caulking. When you’re finished painting, remove the tape and you’ll have a perfectly trimmed molding, door or window casing.<br />
3)When painting with a roller, use a roller pan and load your roller often and keep it full of paint. A big mistake a lot of people make is not using enough paint. Load up your roller or brush with paint constantly. If you’re thinking you want to minimize the amount of paint you’re going to use to save moeny, remember, they won’t take a premixed color back if you have any leftover, so you might as well use it all! You’ll find it a lot easier to paint if you keep your brush or roller full.<br />
4)Cutting in with a brush is a difficult task for many people to master. A general rule of thumb is to keep your brush full of paint and drag the bristles across the edge of your work creating a bead of paint that moves with the bristles. It’s difficult to do, but with a little practice on the wall before you paint, you can create some nice straight lines. But if you just can’t get it down, try the tip above.<br />
5)Always prime outside bare wood. This cannot be stressed enough. Whether it is a fence, a shed or the house, any outside wood, especially non-pressure treated wood MUST be primed first. The primer penetrates the surface of the wood and bonds to the wood best. I prefer an oil based primer, then a latex top coat. And remember, once the wood is primed, you only have a couple of weeks to get a top coat on the surface, check with the manufacturer and read the label. One last note, priming over existing paint is a waste of time and money. Primer is made for bare wood.<br />
6)A good acrylic/latex caulk and lightweight spackle are a best friend for those painting a room. The caulking can be used to fill in unsightly joints and cracks, equal to or less than ¼”. And spackle can be used to fill in nails holes and also as a gap filler. Scraping the walls with a 6 in metal drywall knife is a good practice too, removing bumps and peeled paint.</span><span style="font-size:9pt;font-family:Arial;"> </span><span style="font-size:9pt;font-family:Arial;">One last note&#8230;when you hire a contractor, check them out first. You want to see if there are any outstanding complaints from others they were hired by and you can do this through your local court system or Labor and Industries, the people who regulate contractors. Also, get at least 2 or 3 bids for the work to be accomplished and &#8220;interview&#8221; each contractor and see what kind of person they are. Be specific with what you want them to do. Surprises for the contractor equals more money out of your pocket.</span><span style="font-size:9pt;font-family:Arial;">I hope this information is valuable and helps you.</p>

I beleive a marriage is a 24 hour a day job and each party to it has to do their part. So, it&#8217;s not a matter of bringing back the spark to a dull routine as much as it is a matter of never letting the spark wain in the first place. </font></font></span><span style="font-size:9pt;line-height:175%;"><font color="#333333"><font face="Arial">A new baby can be a hurdle for a lot of couples to overcome, but they must do it together. When the child is young, it needs constant attention and care, and I beleive it should be both parents responsibility. If one or both parents work, then the idea of work has to be taken into consideration, but regardless of work, both parents are responsibile.</font></font></span><span style="font-size:9pt;line-height:175%;"><font color="#333333"><font face="Arial">A word of concern is to never, ever forget, that the children will leave the house one day to forge a future for themselves. What will you and your spouse have left if you don&#8217;t maintain the spark between now and then?</font></font></span><span style="font-size:9pt;line-height:175%;"><font color="#333333"><font face="Arial"><span style="font-size:9pt;font-family:Arial;"></span></font></font></span></p>

You can also get an electrician to come in and do the same thing, and it won&#8217;t cost all that much to have the peace of mind. It makes no difference to the compressor what voltage you use, so long as it has power. So just go back to basics and wire a dedicated outlet for your compressor to avoid any potential problems.</span><span style="font-size:9pt;font-family:Arial;"> </span></span></p>

It sounds like there is more to the situation than you have shared, but I will try to make sense of it for you. </span><span style="font-size:9pt;color:#333333;line-height:175%;font-family:Arial;">First, there is a contract between you (the buyer) and the seller, called a &#8220;Purchase and Sale Agreement&#8221; or something like it, each state is a bit different in the forms they use. This contract should have all the details concerning the entire transaction between you and the seller. On it, there should be dates that have to be considered. Those dates are very important because both parties to a contract have legal obligations based on those dates. It sounds like there was a problem on the sellers end with closing, or recording the transaction with the county or state that delayed the date you could move in, according to the contract. Your agent realized this problem and did a good deed by paying for your early move in. I assume you moved in earlier than the date on the contract, otherwise why would you need to pay rent? Check the date of Occupency on the contract. If you moved in before this date, you owe the seller money. Who pays that money, you or your agent, is between you two. If you moved in after that date, the seller might owe you money, unless the transaction couldn&#8217;t be processed by that date and there is a stipulation for delay in the contract.</span><span style="font-size:9pt;color:#333333;line-height:175%;font-family:Arial;"> </span><span style="font-size:9pt;color:#333333;line-height:175%;font-family:Arial;">This is a very difficult process to understand, however if you feel there is a big problem and you have been damaged somehow, i.e. lost wages, lost money or time, then I might take the contract to an attorney and have him or her review it and explain the circumstances.</p>
<p>And you can&#8217;t deem a contract void. Only the law can. You can, however, seek damages for non-performance. I suggest seeking legal advice if you feel something is wrong. Most lawyers will give a new client a free consultation and even if it costs you $100 or more, its good to have an idea as to what is really going on. And I guarantee if a lawyer makes inquiries on your behalf, he or she will get answers. <span style="font-size:9pt;font-family:Arial;"> </span></p>

<p><span style="font-size:9pt;font-family:Arial;"></span><span style="font-size:9pt;font-family:Arial;"></span><span style="font-size:9pt;font-family:Arial;">There are several ways to decide what to charge for any services you provide. One way is to call a contractor and have them give you a bid to paint your house. You can use the information to figure out what he charges per square foot. </span><span style="font-size:9pt;font-family:Arial;">Another way is consider the time and materials it would take you to paint an average wall, inside and out. Figure your materials, for instance a 8 foot high wall by 10 feet long is 80 square feet. A gallon of paint will cover roughly 300 to 400 square feet, so even if you put on two coats, it will take less than a gallon to paint the wall. A gallon of good paint might cost $30. Now think about your tools, a roller and sleeve, a brush, rags, drop cloth, tape, etc, maybe another $30 to $50. Next you will need to consider your time. It might take you 1.5 hours to paint the wall, depending on how good you are. By the time you cut in the ceiling and corners, 1.5 hours can easily elapse. What are you worth an hour as a painter? Are you very good at painting and your jobs always look professional or are you good, but not perfect? Would you pay someone of your ability $25 per hour? $35? Whatever you come up with, add the total hours, say 1.5 hours times $25 equals $37.50, plus the paint at $30, plus the other materials for a total of $97.50 for the one wall. Now look at this from a couple different perspectives. The wall is 80 square feet. Divide the square footage by the amount. 80 divided by 97.50 equals $1.22 a square foot. So, for example, if a house has 10 rooms, each room is going to be around (for this example) 400 square feet of paintable space. That&#8217;s four walls and a ceiling. 400 square feet per room times 10 rooms equals 4000 square feet of paintable space. Multiply that times your price per square foot, $1.22 and that equals $4880. That seems like a lot, however, the example house is a bit big.</span><span style="font-size:9pt;font-family:Arial;"> </span><span style="font-size:9pt;font-family:Arial;">After you have considered the proposal a contractor gives you to paint your house and after thinking about what you are worth and what materials are going to cost you, then you will have an idea as to what you should charge for your services. There is no tried and true method for pricing. You need to get your name out there and get some projects under your belt and take the good with the bad, lose money on one job and make a killing on another, to learn and appreciate the finacial side of owning your own business.</p>
<p>And feel the enormous sense of accomplishment for a job well done and those people who truly appreciate your hard work.</p>
